What is a Building Condition Report?

A Building Condition Report is a comprehensive visual assessment of a property. It evaluates the overall condition of the building fabric, plant and equipment, fixtures and fittings. The report includes photographic evidence, detailed description of observed conditions, prioritised findings and tailored recommendations to support informed decision-making.

Key Components of a Building Condition Report

  • Compliance Review: Verification that the property aligns with relevant building codes, regulations and environmental requirements.
  • Safety Features: Assessment of critical safety measures, including fire detection systems and work health and safety considerations.
  • Interior and Exterior Condition: Evaluation of internal areas (walls, ceilings, flooring) and external elements (windows, doors, facades) to identify wear and tear, water ingress or general defects.
  • Mechanical and Electrical Systems: Review of essential services such as HVAC, plumbing and electrical systems to assess performance, safety and ongoing maintenance requirements.
  • Structural Assessment: Inspection of key structural elements, including foundations, walls, floors and roofing to identify any signs of damage, movement or deterioration.

Common Issues Identified in Reports Include

During a building condition assessment, a range of recurring issues are often identified that can impact both performance and safety. These typically include leaking seals in water pumps, which may lead to inefficiencies or water damage if left unresolved, as well as blocked stormwater drainage systems that can increase the risk of flooding and structural deterioration.

Reports also frequently highlight inadequate or missing safety signage, posing potential compliance and safety concerns, alongside damaged or deteriorating equipment that may require repair or replacement. In addition, gaps in planned maintenance are commonly observed, indicating a need for more proactive asset management. Access and egress compliance issues may also arise, which can affect both regulatory compliance and the safe movement of occupants within the building.

Each project is unique and has been maintained at different frequencies and with different levels of detail and care so naturally the condition of them may vary heavily.

Why Building Condition Reports are Important?

  • Proactive Maintenance: Early identification of issues allows planned maintenance, reducing the likelihood of unexpected and costly repairs.
  • Safety and Compliance: Supports adherence to current regulations, helping minimise safety risks and potential legal liabilities.
  • Informed Investment decisions: Provides property owners, buyers and investors with clear insights into asset condition, enabling better financial and strategic decisions.
  • Preserves Property Value: Reporting helps maintain building performance and condition, safeguarding long-term property values.
