When Is a Design Practitioner Required?
You will need a registered Design Practitioner and Building Practitioner for waterproofing works in the following cases:
-
Building Classes: All Class 2, 3, and 9c buildings.
-
Value of Works: Any waterproofing works above $5,000.
- External Areas: Including balconies, awnings, planters, parapets, terraces, podiums, roofs, swimming pools, decks, and similar structures.
-
Bathrooms & Showers: Two or more bathrooms/showers within the same unit, or one bathroom and one shower across different units in the same building, as well as,
- Laundries, Guest Toilets, Pools, Spas, Saunas, Steam Rooms, all Amenities and Change Rooms.
The Steps to Waterproofing Compliance
To ensure waterproofing works meet DBP requirements, the following process should be followed:
- Engage a Design Practitioner – appoint a registered professional to prepare the design.
- Prepare the Declared Design Certificate – the practitioner submits the design and declaration to the NSW Planning Portal.
- Engage a Building Practitioner – who oversees and manages the construction process.
- On-site Inspections – inspections are carried out during the waterproofing stage to confirm compliance with the approved design.
- Design Verification Statement – once works are complete, the practitioner issues a final verification statement.
Why Compliance Matters
Assurance from a Design Practitioner helps protect against defects and water ingress, which are among the most common causes of building failures. This approach mitigates the risk of insurance disputes, negligence claims, and costly rectifications, while also demonstrating professional compliance with the DBP Act, providing confidence and protection for both the builder and the client.
